Self-managing looks cheap on paper. Then the toilet floods at 11pm on a Sunday. Here's the honest math on DIY landlording in Hamilton.
Every landlord I talk to has done the math at least once: "Why would I pay 8-10% of rent when I can just handle it myself?" It's a fair question. It's also usually the wrong question.
**The hours nobody counts**
A single-family rental in Hamilton takes, on average, 4-6 hours of active work per month when things are going well. Rent collection, one maintenance call, banking, a text thread about the driveway. Fine. But "going well" isn't the baseline you should plan for.
The real time cost lands in three places:
- **Turnover.** A single vacancy costs 20-40 hours of work: listing, showings, screening, paperwork, cleaning coordination, key handover.
- **Emergencies.** Frozen pipes, no heat in February, a tenant who stopped paying in month three. Any one of these can eat a week.
- **LTB filings.** If you have to file an N4, N5, or L1, budget 15-30 hours per case, plus the emotional overhead.
**The dollar cost**
Assume your time is worth $50/hour (conservative for anyone reading this). On a $2,400/month unit:
- Property manager at 9%: $216/month, roughly $2,600/year
- Self-managed, average year: ~90 hours × $50 = $4,500 in time
That's before you factor in what a bad tenant costs. One eviction in Ontario runs 4-8 months of lost rent plus damages plus legal fees. A single bad screen wipes out a decade of "savings."
**When self-management actually makes sense**
- You live within 20 minutes of the property
- You have exactly one unit
- You have flexible daytime hours
- You genuinely enjoy the work
If any of those aren't true, you're not saving money. You're deferring it.
